With some 40 years experience at our backs, we are still trying to improve our product ! Now all our properties have a TV; most of them have a washing machine, dishwashers are starting to appear, as are microwaves. Gardens and terraces are furnished better; barbecues are being provided; covered outside areas are more and more present. And now, at last, we have one flat with a pool !
We pride ourselves on the fact that most of our villas, particularly in Cinquale and Ronchi, are not exclusively "holiday rental homes" but real homes lived in all the winter by their owners, and vacated for the summer months only. Briefly this means a high standard of furnishings and fittings, often quite special, reflecting the personal taste of the owners.

1. PERIODS. Nearly all properties are let for periods of 7 days, from Saturday to Saturday. Tenancies begin at 16.00 on the first day and end at 09.00 on the day of your departure. (This 7-hour break is to give us plenty of time to check over the property and make sure it is ready for the next guests).

4. CLASSIFICATION OF PRICES. The price lists needs to be requested. We don't give prices on our website in order not to make difficulties for the many tour operators who send us clients. The prices are divided into categories (A the cheapest, Q the most expensive) and the category of the property is on the web page of each apartment.

5. BED DESCRIPTIONS.Every bedroom can be different, but beds fall into 4 categories: double, small double (French), single and bunk. Bedrooms ( ) and beds are described as follows: necessario.

6. PETS. The majority of villa owners prefer not to have animals as guests. Where they are welcomed, it will be mentioned. However, we have noticed that owners more willingly accept small animals, so if your pet is very small and very well-behaved, and if the villa you have chosen happens not to mention animals being welcomed, we are willing to ask for a special dispensation just for him.

7. INCLUDED/EXCLUDED. The rental price includes running expenses (electricity, gas and water); it does not include eventual heating, end of tenancy clean-up, bed or bath linen, warm bed-clothes, extra beds, cots or possible welcome for a pet - if permitted. The cost of these are as follows:

8. EXTRA BEDS. A further bed can be requested (owners permitting). Anybody over the number of persons quoted in the description is to be considered as "extra" and, if unauthorised, runs the risk of paying another 25% of the total rent.

10. GENERAL EQUIPMENT. All the villas are now provided with (Italian) televisions; almost all them have a fridge/freezer; all of them have hot and cold running water and a gas cooker with a gas or electric oven; where there is a washing-machine, a dishwasher, or a microwave, it will be indicated in the description.
All beds are provided with spring mattresses (sometimes wool or dunlopillo), mattress covers, pillows and pillow covers and counterpanes. Both warm bed-clothes and waterproof mattress protectors are not provided but can be requested.

11. EATING EQUIPMENT. We try to provide everything necessary for a group of people on holiday in the way of kitchen and dining equipment. However, there is unlikely to be anything in the way of small electrical appliances (electric mixers, coffee machines, etc.). Should you need to know, please ask.

12. BOOKING YOUR HOLIDAY. We will need a written request (fax, e-mail, post) for the property you have chosen, with your booking deposit. As soon as we receive this deposit we will send you your rental agreement, which serves also a receipt for the your booking deposit.

13. PAYMENT DETAILS. Payment can be made in a variety of ways: credit card (for safety, credit card numbers should be separated and sent by two different methods); bank cheque; postal order; bank transfer. Payments are as follows:

2�: 42 days before your arrival 30%
3�: Balance on arrival 40%

14. CANCELLATION OF YOUR BOOKING. This must reach us 6 weeks prior to your holiday (before your second payment is due). However, we will always do our best to relet your property and refund (at least in part) what you have already paid.
